Your Lot
Before you close on your new home, you should know your exact property boundaries. If a Licensed Land Surveyor hasn't performed a survey on your property, be sure to condition your sale based on doing one. Most title insurance companies and lenders require a Certificate of Survey done prior to the sale. (In most cases a survey is needed for building or fencing permits.)
If the seller can show you survey monuments put there by a Licensed Land Surveyor (or he or she has a current Certificate of Survey) - and there aren't any encroachments to or from your property - you should be safe.
